How to Check the Quality of Construction?

You have probably heard the saying ‘Earth is the greatest investment.’ Residential land is a pot of gold for most real estate investors. The duration of ownership, property location and infrastructure around the plot can enhance the value of the residential plot you want to purchase. If you want your investment to provide great capital value, it all starts with deciding the location. Go for a decent-sized plot, great view, north-facing, great neighbourhood as these are the factors that can fetch you a premium pay in the future. Many go for a steeper site as it is less expensive initially. However, a steep site will present you with greater costs when you decide to build a house. Among many advantages of purchasing a residential plot are a few main ones listed below:

Inspect the wall

The first thing to do is to match the thickness or width of the house walls to the measurements promised in the property’s legal documents. Tap against the wall to see if the wall is solid as it should be or hollow inside. Look for cracks in the walls. Too many cracks mean that the builder has not complied with good quality standards. You can also check the wall quality by pressing a sharp object like a key against the wall. If the slightest pressure creates a hole, it means the construction quality is poor.

Check the soil

The type of soil in which the building is built is important. Few kinds of soil aren't suitable for a high-rise building. If the foundation soil does not support the type of construction, the property has a high chance to collapse or face stability issues. Sandy soil, Loamy soil, Chalky soil, etc are suitable for most constructions. Get a soil test done before you invest in a home.

Check the Bricks

You can check the brick quality if it is an under-construction property. Good bricks are rectangular with sharp edges and uniform colours. Hard and good quality bricks don't easily show scratches when tested with sharp objects like keys. All bricks should be of the same size. Pick a brick randomly and break open to see the inner portion. It should be free from lumps. Take a brick along with you and subject it to a water bath for 24 hours. Then, let it dry to observe if there are any white or grey colour deposits. If you notice deposits then unfortunately the bricks used are not the best for construction.

Fittings & fixtures

Fittings and fixtures are often overlooked by most home-buyers. Look for the quality of window panes, grills, electric accessories, etc to determine if the builder invests in quality or not. Proper placement of doors and window panes are important too. Most builders nowadays use C-PVC pipes for plumbing. Check for the brand the builder is using if it is still an under-construction building. If the complex is already occupied, ask the neighbours for any leakage problems. For electric wires, the wires used should be copper wire. Check whether if ELCB is fitted with the main circuit along with MCCB for safety against minor shock.

Assess concrete mix

The strength of the construction is also determined by the concrete-sand ratio. Responsible builders care for the residents and don't compromise on the ratio to cut costs. You can check the quality of concrete by driving a nail into the wall. If the nail gets in easily without any effort, then it means that the concrete quality is not up to the mark.

Paint & Tile Quality

Use a halogen light or your phone torch to check the paint quality. Place the source of light parallel to the wall. Look for undulations. Higher the undulation low is the quality. Just how you check for the paint quality, put the light source parallel to the tiles. Check for bending & undulations. Check if the joints of floor and wall tiles align properly. Look for the shade match and shade quality for all rooms. Sometimes the supplier sends tiles of different shades of the same colour. This happens when there are manufacturing defects. If you notice shade variations, it is your right to ask the builder for tile replacement.
